A gated peninsula beside Playa Flamingo with its own beach club: what is being built, what the lots and villas cost, and the one thing to check on any Costa Rican beachfront buy.
Cantomar Ocean Club sits on a peninsula beside Playa Flamingo, on the stretch of Guanacaste coast most people mean when they say the Gold Coast. It is a gated development of custom homesites and villas, rising about 85 vertical feet above the Pacific, with its own beach club and direct access to Playa Penca.
This is a look at what is being built, what it costs, and the practical questions a buyer tends to ask second — after the view has done its work.

Where it is
Two minutes from the new Flamingo Marina, five from the supermarkets, banks and restaurants in Flamingo itself, and under fifteen from internationally accredited schools. Guanacaste International Airport (LIR) at Liberia is roughly an hour away, which puts the house within a short flight and a short drive of most of North America.
The peninsula is bounded by natural barriers on three sides, so the privacy is a function of the geography rather than of fencing. Homesites are laid out so each one looks out over open water.
What is on offer
A limited release of ready-to-build homesites, beachfront lots with direct access, and custom villas built to order. Indicative pricing at the time of writing:
| Type | Configuration | Guide price (USD) |
|---|---|---|
| Ocean-view lots | Ready-to-build homesites | $800,000 – $2.4M+ |
| Beachfront lots | Direct beach access | $2.3M – $2.6M+ |
| Custom villas | 3 to 5 bedrooms, design-build | $3.2M – $5.0M+ |
Ranges move with availability and with what remains in each phase, so treat these as a bracket rather than a price list. All properties can opt into the development's managed luxury vacation-rental programme, which matters if the house is going to earn while you are not in it.
The club and the amenities
The Ocean Club is the centre of it: a private beachside club with a restaurant, a sunset lounge and bar service on the sand. Beyond that:
- Playa Penca directly, one of the quieter beaches in Guanacaste — swimming, paddleboarding and kayaking rather than crowds.
- Wellness and recreation: fitness centre, yoga pavilions, pickleball courts and a spa set into the trees.
- The Grand Lawn, open green space for events and for everything that happens outdoors here.
- Flamingo Marina two minutes away, for deep-sea charters, catamaran days and private slip rentals.

How the houses are built
The architecture is bioclimatic rather than merely modern: clean lines, native Costa Rican hardwoods, and deep overhangs sized to keep the sun off the glass while letting the air move through. In this climate that is the difference between a house you can live in with the doors open and one that runs its air conditioning all day.
Every residence is oriented to the water and to the prevailing breeze, and the indoor and outdoor rooms are designed as one space rather than two.

Why buyers are looking at this stretch
The Flamingo area has been one of the strongest-performing parts of the Guanacaste coast, and the marina opening has pulled infrastructure along with it. We do not publish appreciation percentages for it, and you should be wary of anyone who does: Costa Rica keeps no public register of sold prices, so a growth rate quoted to the decimal point is somebody's estimate dressed up as data.
What can be said plainly is simpler. Demand for second homes and retirement property here is sustained rather than cyclical; genuinely branded, amenitised residences remain rare across Latin America; tourism to Costa Rica keeps setting records, and a steady fraction of those visitors end up owning; and remote work has turned a share of long holidays into relocations. Beachfront supply, meanwhile, cannot be manufactured.

One thing worth checking carefully
On any Costa Rican beachfront purchase, establish early whether the plot is held on ordinary registered title or under a maritime-zone concession. The two are different instruments with different terms, different rules about foreign ownership, and very different financing prospects — we set the comparison out in full in our guide to oceanfront concessions.
It is also the question to settle before you plan the funding. Most lenders will not take a concession as security, which matters if you intend to use the U.S. and Canadian financing programmes. Whichever way it goes, funds should move through a regulated escrow account rather than directly to a seller; our escrow guide covers how to verify a provider.
